Complete our partner application form with your firm details, geographic focus, typical client size, and deal experience. Our partnership team reviews applications within 2 business days. Most qualified real estate advisors, brokers, and consultants are approved within 1 week. You'll receive partner onboarding materials, co-branded collateral templates, and API access to our partner dashboard upon approval.
Register Deals and Qualify Prospects
When you identify a prospect fitting our core market (enterprise teams of 50-500+ seats seeking managed office solutions), register the deal through the partner portal. The registration captures prospect name, team size, location preference (Aero Zone, Edge Zone, or Tech Zone), timeline, and your contact details. The 90-day exclusivity window begins immediately, protecting your deal and ensuring we don't pursue the prospect independently.
We Close the Deal
Once a deal is registered, our sales and operations team takes the lead on qualifying the prospect, coordinating site visits, preparing proposals, and handling contract negotiation and execution. You remain in the loop through the partner portal, receiving real-time deal status updates. Your role transitions to advisory—you've made the introduction, and we handle the operational details. Most registered deals move from prospect to signed lease within 30-45 days.
Ongoing Commission and Relationship Management
Upon lease execution, your client enters occupancy and your monthly commission begins. The commission is processed automatically and deposited monthly through ACH or NEFT transfer. Your partner dashboard shows live occupancy status, seat count, rent figures, and monthly commission calculations in real time. If your client expands to additional locations or increases team size, your commission scales accordingly. Commission terms, thresholds, and tier qualifications are established during partnership onboarding based on your firm's profile, expected annual deal volume, and previous commercial real estate performance. Most partners achieve tier upgrades based on demonstrated deal flow and client quality. All partnership agreements include NDA protections for both parties and clear commission calculation methodologies. Commission is paid automatically within 7 days of month-end through bank transfer, with detailed itemization showing seat count, rent, rate, and calculation.

Ideally, your referred prospects have 50-500+ seat requirements, though we'll discuss opportunities outside this range on a case-by-case basis. Clients seeking coworking or hot-desking are not a fit for our model, as we provide dedicated floors and enterprise-grade infrastructure. If you have smaller prospects in your pipeline, our partner team can discuss alternative solutions.
Monthly commissions are calculated as a percentage of actual monthly rent divided by average occupancy during the calendar month. For example, if your client occupies 100 seats at ₹124/sqft (approximately ₹682,000/month) and you've negotiated a 10% commission rate, you earn ₹68,200 monthly while they occupy that space. Commission rates range from 8-15% depending on partner tier and are locked into your partnership agreement. The partner dashboard displays daily commission calculations, and payments are processed by the 7th of each month via bank transfer.
Once you register a deal, Innovspace provides 90-day deal exclusivity—we won't pursue or engage that prospect independently during the registration window. You earn ongoing commissions for the entire duration your referred client occupies Innovspace space. If they lease for 3 years, you earn commissions for 3 years. If they expand team size from 100 to 200 seats, your commission scales accordingly. The only scenario where commission ends is if the client terminates their lease early.
Yes. We have a separate Building Owner Partnership program designed for property owners, developers, and real estate investment firms.
